Requirements To Rent A Home

To rent a home with MTX Realty in Texas, follow these guidelines to ensure a smooth leasing process:

1. Income Requirements

All applicants' combined income must be at least 2.5-3 times the monthly rent.

2. Credit Score

Most landlords require a minimum credit score of 600. A score below 600 may require a double deposit plus one month's rent as a security deposit.

3. No Evictions

Applicants cannot have any prior evictions on their credit report.

4. Initial Payments

All leases require the first month's rent plus a security deposit equal to one month's rent.

5. Pet Restrictions

Restrictions may apply for pets, and a pet deposit is typically required. In some cases, this deposit is per animal.

6. Separate Application For Adults

Each person 18 years or older must fill out a separate application.

7. Application Fees

A non-refundable application fee is required for each applicant.

Pre-Showing Requirements

1. Sign the Buyer Representation Packet

This must be completed before any properties can be viewed.

2. Complete the Application Packet

Each person 18 or older needs to fill out this packet. This must be completed in full by the applicants in order to move forward with the process.

3. Provide Documentation

Each person 18 years or older provide copies driver's license, at least 30 days of pay stubs for income verification and current month bank statement for proof of funds.
